No. That's really the whole point of a DSCR loan. We're qualifying the property, not you. The rent the property brings in has to cover the mortgage payment — principal, interest, taxes, insurance, and any HOA or condo fee — and if the numbers work, we're not asking for pay stubs, W-2s, or tax returns. No debt-to-income calculation at all. I've closed these for retirees, for people who own their own business and write off most of their income, and for full-time investors who haven't had a traditional job in a decade.
That said, "no employment check" isn't the same as "no underwriting." Credit score still matters and drives your rate. You'll generally need 20 to 25 percent down. Most lenders want to see a few months of reserves in the bank, and if you don't have a job, expect them to want more reserves, not fewer. The property also has to be a real investment property — you can't buy your own house this way.
Yes, and it's a real thing with a real name — delayed financing. Fannie Mae and Freddie Mac both allow it. You buy with cash, then after closing you can do a cash-out refinance without waiting out the usual seasoning period. It's not a loophole, it's a documented exception,
The catch is how much you can pull back out. You're capped at what you actually paid — purchase price plus documented closing costs, prepaids and points — not at the home's current appraised value. So if you bought at $480,000 and the appraisal comes in at $525,000, you're still working off the $480,000 number. You're also subject to standard cash-out LTV limits, usually 80 percent on a single-family primary residence. And you'll need to prove the money was yours: bank statements, the settlement statement showing no financing on the purchase, and if you borrowed the cash from somewhere else, that loan has to get paid off out of the proceeds.
